The apartments may only be used for private purposes. Business use is not permitted or requires the express written consent of the landlord.
The landlord is entitled to terminate the contract immediately in the following cases:
Exceeding the maximum number of persons mentioned on the contract
Keeping of any pets
Smoking in the apartment
In case of possible booking shortages, the landlord is entitled to rent the tenant another object (as mentioned on the cover sheet of the rental contract) in the same house, but in identical size (number of rooms) and quality.
The rent is payable monthly, in advance on the 1st of each month. The first rent and the deposit are to be paid within 7 days after the conclusion of the rental contract, unless the rental relationship begins before the expiration of this period.
The Lessee may withdraw from the contract in writing (letter or email) up to 10 days before the beginning of the rental period. In this case, however, a penalty of 75% of the agreed rent for the entire rental period (until the date of the first possible termination of the rental agreement) shall be forfeited in favor of the Lessor. In all other cases, the full rent shall be forfeited in favor of the Lessor.
If the Tenant is in arrears with the payment of rent or other costs, the Landlord shall be entitled to replace the cylinder and keys for the apartment with immediate effect and to remove the Tenant's belongings from the apartment.
Tenant and Landlord must give notice in writing (letter, e-mail).
The landlord is entitled to charge any arrears, costs or damage to the furniture directly against the security deposit.
The Tenant grants the Landlord permission to inspect the apartment at any time (weekdays from 8 a.m. to 6 p.m.) without consulting the Tenant. For this purpose, a key to the apartment shall remain with the Lessor. The landlord will take care not to violate the privacy of the tenant.
The rental object shall be taken over at the agreed time in accordance with the rental agreement (by 5.00 p.m. at the latest). The object (including the equipment and the furniture) shall be handed over to the Lessee in a completely and perfectly cleaned condition. The separate inventory list is part of this contract. Any defects must be reported to the Lessor in writing within 10 days of the start of the rental period at the latest.
The object shall be returned at the agreed time in accordance with the rental agreement (9.00 a.m. on the last day). The object (incl. the equipment and the furniture) must be returned completely and perfectly cleaned. In the event of any delays in the return of the rental object, the Lessee shall be liable for damages.
If the cleaning of the object is not carried out properly or if the object (incl. the facilities and the furniture) shows defects, these costs are to be paid by the tenant. The costs will be charged to the tenant or deducted directly from any deposit paid.
The repayment of the deposit shall be made only after the termination of the tenancy. Any deficiencies or arrears will be deducted directly from the deposit.
The repayment of the deposit is made without interest.
The place of jurisdiction shall be the place where the property is located. Swiss law shall apply.
